Getting Hostel Accommodation

Listed below are the some hostels in Singapore. Students are required to liaise directly with the hostel for your accommodation.

Ensure that you have checked the terms and conditions in the tenancy agreements carefully and the availability of the room before confirming your booking. It is common in Singapore that a rental deposit is required upon confirmation of your booking. There will also be a penalty on your rental fees should you choose to terminate your rental contract with the hostel.

Getting Accommodation Through A Real Estate Agent

You may choose to look for your own accommodation through a real estate agent. You can opt to rent individual rooms or an entire apartment unit.

Here are some important things to note when going through an agent:

i) The Tenancy Agreement

The tenancy agreement is a contract between you (the tenant) and the landlord. When an independent real estate agent is involved to assist you in looking for accommodation, the agent would typically charge you half a month’s rental as commission. Please note that the agent can only charge you the commission when the contract has been signed.

ii) Rental Payment and Deposit

Your rent must be paid on a monthly basis.

Upon signing the tenancy agreement, you will be required to pay a refundable deposit equivalent to one month’s rental. This deposit will be refunded on the day that you move out.

This deposit cannot be used to pay the first month’s rental charges and cannot be used to offset any arrears at any time.

If any of the rental property becomes damaged or stained during your tenancy, the cost of the repairs will be deducted from your deposit and only the balance (if any) will be refunded to you at the end of the tenancy period.

iii) Terms and Conditions

Housing terms and conditions will vary depending on these factors: the type of accommodation, your requirements (e.g. air-conditioning or furniture to be provided) as well as the landlord’s acceptance.

Any additional charge should be clearly stated in your tenancy agreement. Therefore, it is important for you to read and understand the contract thoroughly before signing it.

If you have any further requests, you may discuss it with the agent. However, requests will be subjected to the landlord’s acceptance.
